Requirements:
Education: Minimum Bachelor’s Degree (S1) or Diploma (D3) in Civil Engineering, Architecture, Urban and Regional Planning, Property/Real Estate Management, or Business Administration.
Experience: Often open to fresh graduates, but 1–2 years of experience in a property developer or construction company is highly preferred.
Technical Skills: Ability to read basic technical/architectural drawings (AutoCAD), proficiency in Microsoft Office (especially Excel for data and budget tracking), and familiarity with project management tools (e.g., MS Project).
Soft Skills: Strong communication and negotiation skills, high attention to detail, adaptability to field conditions, and solid problem-solving abilities.
Job Descriptions:
1. Project Administration & Documentation
Manage, organize, and archive all project documents, including employment contracts, blueprints/technical drawings, Bills of Quantities (BoQ), and project timelines.
Prepare regular progress reports (daily, weekly, monthly) regarding the physical and financial advancement of the project for the Project Manager.
Take and distribute detailed minutes of meetings (MoM) for all project coordination sessions.
2. Legalities & Permits
Assist in processing and monitoring property project permits (such as zoning approvals, building permits/PBG, environmental impact assessments, and land certifications).
Coordinate with internal legal teams and government institutions to ensure all legal documentation is complete and compliant.
3. Site Monitoring & Contractor Coordination
Conduct regular site visits to ensure construction is progressing according to the schedule and meets the agreed quality standards.
Act as the primary point of contact between the developer, contractors, sub-contractors, and site vendors.
Assist in monitoring the implementation of Occupational Health and Safety (OHS/K3) standards on-site.
4. Procurement & Financial Support
Assist in the procurement process for project materials or services, including requesting and comparing quotations from vendors.
Verify invoices from third parties against actual on-site progress before forwarding them to the finance team for payment.
5. Handover Process
Assist in the final quality control checklist of property units before they are handed over to customers.
Manage the documentation and signing of the Handover Certificates (BAST).
