Role Overview
The Mechanical Piping BIM Detailer plays a key role in supporting large-scale construction projects through advanced 3D modeling, MEP coordination, and the creation of fabrication-level shop drawings for major mechanical piping systems. The role ensures accuracy, efficiency, and collaboration across design and construction teams by identifying and resolving design conflicts, maintaining organized project documentation, and upholding high quality standards.
Serving as a technical resource, the Detailer translates design intent into constructible models and field-ready installation drawings using Revit, AutoCAD, and Navisworks, and may provide guidance to less-experienced team members. This is a fully remote role with regular collaboration across distributed VDC and project teams.
Core Responsibilities
- Develop fabrication-level 3D BIM models of mechanical piping systems using Revit MEP and/or AutoCAD Fabrication (CADmep), including hydronic, chilled water, heating hot water, condenser water, steam, and refrigerant piping
- Produce accurate spool drawings, shop drawings, and installation details directly from the model for use by field and prefabrication crews
- Coordinate piping systems with structural, architectural, and other MEP trades to eliminate conflicts before fabrication or installation
- Run and resolve clash detection using Navisworks, with a focus on constructability and installation sequencing
- Size and lay out piping distribution, hangers, and supports consistent with design intent, hydronic schematics, equipment schedules, and mechanical specifications
- Incorporate submittal data, including pipe specs, fittings, valves, and equipment, into BIM models with full accuracy, and generate material lists and cut sheets from the model
- Maintain model integrity, naming standards, and level of development requirements throughout the project lifecycle
- Update models to reflect design changes, RFI responses, and field revisions, and distribute revised files to the project team
- Provide advanced support including receiving, logging, tracking, expediting, and distributing shop drawings, RFIs, and other project documentation
- Provide guidance to less-experienced detailers as needed
Required Background
- 4 + years of relevant BIM detailing experience focused on mechanical piping systems
- High School diploma or GED required; degree or trade apprenticeship in a related technical field preferred
- Proficiency in Revit MEP and/or AutoCAD Fabrication (CADmep) for fabrication-level piping modeling
- Proficiency in Navisworks for clash detection and multi-trade coordination
- Strong knowledge of commercial HVAC and mechanical piping systems, including hydronic and process piping
- Ability to read and interpret construction documents, mechanical plans, and specifications
- Ability to apply geometric concepts to calculate piping slopes, centerlines, rolling offsets, and spatial clearances
- Ability to coordinate effectively with structural, architectural, and other MEP trades
- Strong attention to detail and the ability to communicate modeling and installation requirements clearly with field and prefabrication crews
- Ability to coordinate projects and direct the workflow of less-experienced detailers
- Proactive, solution-oriented mindset with the ability to work independently in a fully remote setting
- Authorization to work in the United States; sponsorship is not available for this position
- Prior experience at a commercial mechanical subcontractor (Preferred)
- Hospital, data center, or life sciences project experience (Preferred)
- Fabrication shop or field piping experience (Preferred)
- Bilingual English and Spanish (Preferred)
