Leasing Supervisor (Retail)

Key Responsibilities :

1. Sourcing & Site Selection: Identify and conduct field surveys to ensure potential locations meet the required demographic profile, foot traffic, and visibility aligned with the brand identity.

2. Strategic Negotiation: Lead comprehensive negotiations encompassing Rental Rates, Service Charges, Promotion Levies, and technical details such as fitting-out periods and utility requirements (electricity/water/facilities).

3. Contractual Compliance: Oversee the end-to-end process from the Letter of Intent (LOI) to the Lease Agreement to ensure all agreed terms are legally documented and the company’s interests are protected.

4. Stakeholder Management: Build and maintain strategic relationships with Mall Management, Developers, and relevant institutions to ensure smooth store operations.

5. Performance Analysis: Conduct periodic evaluations of store performance (e.g., rent-to-sales ratio) to provide recommendations for contract renewals, relocations, or store closures.

6. Administrative Excellence: Manage the leasing contract database, monitor deposit and rent payment schedules, and ensure all leasing-related permits and documentation are complete.

Required Qualifications

1. Experience: Minimum of 3 years in Leasing or Expansion, preferably from a Tenant/Retailer perspective or with experience in Mall Management.

2. Market Insight: Deep understanding of retail market trends, shopping center consumer behavior, and rental price dynamics across various regions.

3. Negotiation Skills: Proven ability to conduct win-win negotiations with a vision for long-term profitability.

4. Data-Driven: Strong analytical skills to interpret market data and translate it into profitable expansion strategies.

5. Communication: Fluent in verbal and written communication, with the ability to present expansion plans effectively
