Job Summary

The MEP Technician is responsible for the day-to-day operation, inspection, preventive maintenance, troubleshooting, and repair of Mechanical, Electrical, Plumbing (MEP), Fire Protection, Swimming Pool, and Extra Low Voltage (ELV) systems across a luxury complex of 29 villas and common facilities.

As the property is currently in its pre-opening phase, the MEP Technician will also support the MEP Supervisor in system inspections, testing and commissioning, defect identification, snagging, and handover activities to ensure all building systems are fully operational prior to opening. Following the successful handover of the property, the role will transition into ongoing maintenance and engineering operations, ensuring the safety, reliability, and efficiency of all MEP systems while maintaining the high standards expected in a luxury hospitality environment.


Key Responsibilities

1. Pre-Opening Support

·       Assist the MEP Supervisor with inspections of newly installed MEP systems.

·       Support testing and commissioning activities for electrical, plumbing, HVAC, fire protection, swimming pool, water treatment, generator, and ELV systems.

·       Identify defects, incomplete works, and installation issues during inspections and report findings.

·       Assist in snagging and de-snagging activities prior to project handover.

·       Coordinate with contractors during rectification works and verify completed repairs.

·       Support collection and organization of equipment manuals, warranties, test reports, as-built drawings, and maintenance documentation.

·       Become familiar with all installed equipment and building systems to ensure a smooth transition into operational maintenance.


2. Preventive Maintenance

·       Carry out scheduled preventive maintenance in accordance with maintenance plans, SOPs, and manufacturer recommendations.

·       Perform routine inspections of all MEP equipment and systems.

·       Identify potential equipment failures and recommend corrective actions before breakdowns occur.

·       Maintain preventive maintenance checklists and service records accurately.


3. Corrective Maintenance & Troubleshooting

·       Respond promptly to maintenance requests and emergency breakdowns.

·       Diagnose faults and perform repairs on electrical, plumbing, HVAC, mechanical, and ELV systems.

·       Repair lighting, switches, sockets, pumps, water heaters, plumbing fixtures, air conditioning units, and other building services.

·       Escalate complex technical issues requiring specialist support to the MEP Supervisor.

·       Ensure repairs are completed efficiently while minimizing operational disruption.


4. Building Systems Maintenance

Maintain and support the operation of:

·       Electrical distribution panels and lighting systems

·       Water supply, booster pumps, and pressure systems

·       Plumbing and sanitary systems

·       Sewage and drainage systems

·       Sewage Treatment Plant (STP)

·       Water storage tanks

·       Domestic water heaters

·       Air conditioning systems (Split, Multi-Split, VRV/VRF where applicable)

·       Swimming pool filtration, circulation, and water treatment systems

·       Fire alarm and firefighting equipment

·       Generator (Genset) and ATS/AMF systems

·       CCTV, access control, and other ELV systems

·       Common area engineering equipment and infrastructure


5. Contractor Support & Coordination

·       Assist in supervising external contractors performing maintenance or repair works.

·       Verify completed works meet company standards before acceptance.

·       Ensure contractors comply with safety procedures and site regulations.

·       Report contractor performance and technical issues to the MEP Supervisor.


6. Safety & Compliance

·       Follow all company Health, Safety & Environment (HSE) policies and procedures.

·       Use appropriate tools, equipment, and personal protective equipment (PPE).

·       Report unsafe conditions, equipment defects, or hazards immediately.

·       Support routine testing of fire protection and emergency systems.

·       Maintain a clean, organized, and safe work environment.


7. Documentation & Reporting

·       Complete daily work orders and maintenance logs.

·       Record equipment servicing history and repairs.

·       Report recurring equipment failures and recommend corrective actions.

·       Assist in maintaining spare parts inventory and notify the MEP Supervisor of stock requirements.

·       Support the preparation of maintenance reports and asset records.


Qualifications & Requirements

·       Diploma, Vocational Certificate (SMK), or equivalent qualification in Mechanical Engineering, Electrical Engineering, Building Services, or a related technical discipline.

·       Minimum 3 years of hands-on experience in MEP maintenance within luxury villas, hotels, resorts, apartments, commercial buildings, or similar hospitality environments.

·       Experience supporting pre-opening, testing & commissioning, or project handover is highly desirable.

·       Practical knowledge of:

o   Electrical distribution and lighting systems

o   Plumbing and sanitary systems

o   HVAC (Split, Multi-Split, VRV/VRF)

o   Water supply systems and booster pumps

o   Swimming pool filtration and water treatment

o   Sewage Treatment Plants (STP)

o   Fire alarm and firefighting systems

o   Generator (Genset) and ATS/AMF systems

o   Basic ELV systems including CCTV and access control

o   R/O potable water treatment

o   Spa wellness — cold plunge chiller (refrigeration cycle) and sauna

o   Commercial kitchen utilities — walk-in cold rooms & freezers, hood exhaust, grease traps, dishwasher utilities, LPG gas line + leak detection + emergency shut-off valves

·       Ability to diagnose faults, perform repairs, and carry out preventive maintenance independently.

·       Able to read and interpret basic technical drawings, single-line diagrams, equipment manuals, and maintenance documentation.

·       Familiar with preventive maintenance procedures, safe work practices, and the use of electrical and mechanical tools.

·       Knowledge of Indonesian engineering standards and regulations (PUIL, SNI, and relevant building codes) is an advantage.

·       Good communication, teamwork, and problem-solving skills with a proactive and service-oriented attitude.

·       Able and willing to work both indoors and outdoors, including responding to emergency maintenance requirements when necessary.

·       Proficient in Microsoft Office; experience with Computerized Maintenance Management Systems (CMMS) is an advantage.

·       Possession of a valid SIM A or SIM C is preferred.

·       Willing to support pre-opening activities, including inspections, testing & commissioning, snagging, contractor coordination, and system handover before the property’s operational launch.

·       Candidates who are available to join immediately or on short notice will be given preference.
