Job Summary
The Revenue Manager is responsible for maximizing revenue and profitability across the company's villa portfolio by developing pricing strategies, forecasting demand, managing inventory distribution, and optimizing online sales performance. This role works closely with Reservation, Sales & Marketing, and Operations to achieve occupancy and revenue targets while maintaining healthy Average Daily Rate (ADR) and Revenue per Available Villa (RevPAV).
Key Responsibilities
1. Revenue Strategy
- Develop and implement revenue management strategies to maximize occupancy, ADR, and overall profitability.
- Analyze market demand, booking pace, and competitor pricing.
- Prepare short-term and long-term revenue forecasts.
- Recommend pricing adjustments based on seasonality, demand trends, and market conditions.
- Identify revenue growth opportunities across all properties.
2. Pricing & Yield Management
- Set daily, weekly, and seasonal pricing strategies.
- Manage rate plans across all booking channels.
- Optimize minimum stay requirements, closed-to-arrival/departure rules, and promotional pricing.
- Balance occupancy with profitability through dynamic pricing.
3. Channel Distribution Management
- Manage Online Travel Agency (OTA) performance including: Airbnb, Booking.com, Agoda, Expedia, Direct Booking Website
- Ensure rate parity across all distribution channels.
- Monitor inventory allocation and availability.
- Coordinate with Channel Manager and Property Management System (PMS).
4. Forecasting & Reporting
Prepare :
Daily pickup reports
Weekly revenue reports
Monthly forecast
Occupancy forecast
Revenue budget
Analyze :
ADR
Occupancy
RevPAV / RevPAR
Booking pace
Market trends
Cancellation trends
Length of Stay (LOS)
Booking Window
5. Market Intelligence
Monitor competitor pricing and promotional activities.
Conduct regular market benchmarking.
Analyze local events, holidays, and tourism trends affecting demand.
Recommend tactical promotions during low-demand periods.
6. Reservation & Sales Collaboration
Work closely with Reservation Team to optimize conversion rates.
Coordinate with Marketing on promotional campaigns.
Support Sales Team with pricing for group bookings and corporate partnerships.
Provide recommendations for packages and special offers.
7. Business Performance Analysis
Identify underperforming villas and recommend action plans.
Evaluate revenue contribution by: Property, Channel, Market Segment, Promotion
Present revenue performance to management with actionable insights.
8. System Management
Manage revenue-related systems including: Property Management System (PMS), Channel Manager, Revenue Management Tools (if available)
Ensure pricing and inventory accuracy across all platforms.
Qualifications
- Bachelor's Degree in Hospitality, Business, Finance, Economics, or related field.
- Minimum 3–5 years of experience in Revenue Management within Hospitality, Hotel, Villa, or Resort.
- Strong analytical and numerical skills.
- Experience managing OTA platforms and pricing strategies.
- Advanced Microsoft Excel or Google Sheets skills.
- Experience with PMS and Channel Manager systems.
- Excellent communication and presentation skills.
- Fluent in English (written and spoken).
