The Role:
We are looking for an experienced Property Manager to take ownership of building and leading our rental portfolio. This means managing bookings across multiple platforms, overseeing all guest experience, and assisting with building and leading the on-the-ground team that keeps our properties running at a consistently high standard.
You will be responsible for hiring and managing cleaners, gardeners, pool technicians, and other villa staff, as well as the systems and processes that hold everything together. This role suits someone who is equally comfortable managing people, platforms, owner relationships, and takes real pride in the quality of what they deliver.
What You Will Do:
Assist with building the property management team, including recruitment, onboarding, and managing cleaners, gardeners, pool technicians, and other villa staff.
Manage all OTA listings and bookings across Airbnb, Booking.com, Agoda, and other relevant platforms, optimizing for occupancy and rates.
Handle direct booking enquiries and build systems to grow direct booking revenue over time.
Oversee all guest communication, check-in and check-out coordination, and issue resolution.
Ensure all properties are maintained to a consistently high standard between stays and on an ongoing basis.
Implement and manage property reporting tools, providing clear and timely updates to owners and investors.
Develop and execute marketing strategies to increase visibility and bookings across all channels.
Coordinate maintenance, repairs, and supplier relationships, ensuring quality and cost efficiency.
Establish the processes, checklists, and standards that define how each property is managed.
What We Are Looking For:
Proven experience managing villa or condo rentals in Bali showing that you know how the market works and what guests expect.
Hands-on experience with OTA platforms and understanding of pricing strategy, and listing optimization.
Experience with property reporting and owner communication platforms.
An existing network of reliable local staff would be considered valuable.
Strong leadership skills and a track record of managing small teams effectively.
Experience in property marketing, understanding what drives visibility, direct bookings, and guest reviews.
Fluent in English and Bahasa.
Someone who takes genuine pride in the standard of their work and the properties in their care.
Compensation:
Salary will be determined based on experience, agreed hours and the scope of the role.
