Responsibilities:
1. Lead commercial development work for data center projects, including land sourcing, existing building opportunities, industrial park resources, leasing structures, acquisitions, and co-development models.
2. Conduct target-market research covering power availability, land conditions, policy environment, customer demand, industrial ecosystem, and competitor activity.
3. Build and maintain relationships with government bodies, industrial parks, landlords, property owners, power companies, telecom operators, customers, and strategic partners.
4. Support site selection, commercial modeling, investment feasibility studies, lease plans, cooperation models, and transaction structure design.
5. Lead or participate in negotiations for land acquisition, property leasing, asset acquisition, power and utility arrangements, and partnership agreements.
6. Coordinate legal, finance, technical, engineering, and operations teams to complete due diligence, contract review, risk identification, and approval processes.
7. Drive execution of letters of intent, framework agreements, lease agreements, cooperation agreements, and other commercial documentation.
8. Capture customer requirements and support sales teams in preparing solutions for build-to-suit data centers, wholesale colocation, and AI/HPC infrastructure opportunities.
9. Track project development progress, commercial cost targets, decision milestones, and executive reporting requirements.
Qualifications:
Bachelor's degree or above in real estate, engineering management, business administration, finance, law, power engineering, telecommunications, or a related field.
At least 5 years of experience in real estate development, industrial park investment, infrastructure investment, data center development, leasing, or strategic account commercial work.
Familiarity with land transactions, property leasing, factory conversion, industrial park cooperation, asset acquisitions, and related commercial workflows.
Strong negotiation, resource integration, commercial modeling, contract interpretation, and stakeholder-management skills.
Understanding of data center site selection, power access, energy quota considerations, MEP conditions, and customer delivery requirements is preferred.
Existing relationships with government agencies, industrial parks, power companies, property owners, or enterprise customers are preferred.
Able to travel frequently and manage complex multi-party negotiations under schedule pressure.
